Chickens on Residential Properties

Update: On July 28, 2021 Council voted to approve the amendments to the Zoning Ordinance that will allow chickens to be kept on certain residentially zoned properties.  The following links can be used to view the regulations in full and apply for a permit to keep domestic chickens on your property.

The following is a list of Land Development applications that are currently under review with the Township.  Individual building permits, or building permit applications have not been included on the list.  To request information regarding any of the following applications, please contact the Land Development Office at (412) 486-0400 ext. 1327.  Please see below for a list of variance applications currently under review.

23-06 Bella Terra Vineyards Conditional Use

The applicant, Bella Terra Vineyards, is requesting conditional use approval to operate a sit-down restaurant with table service in the existing Hartwood Wine Cave establishment at 3141 Harts Run Road. The existing Hartwood Wine Cave business serves only “to-go” food from the bar and does not provide for table service or reservations. Restaurants are a conditional use in the Neighborhood Commercial (NC) zoning district.  

This application will be reviewed by the Planning Commission on December 11, 2023 at 7:30 pm.  A Public Hearing will be held on January 10, 2024 at 7:30 pm prior to the regularly scheduled Council meeting.  The application will be reviewed by Township Council on January 10, 2024 and January 24, 2024 at 7:30 pm.

Variance Applications

THE ZONING HEARING BOARD WILL CONDUCT A PUBLIC HEARING ON TUESDAY, DECEMBER 19, 2023 AT 7:30 PM, AT THE MUNICIPAL BLDG. TO HEAR THE FOLLOWING CASE:

CASE NO. 23-19 – The applicants, Joe & Amber Vinciguerra, are requesting a variance to the Zoning Ordinance, No. 310, ARTICLE XI, SECTION 310-75B, for an existing chicken coop that encroaches on the required 40’ right-of-way and left side setbacks by approximately 5’ each, on property located at 4595 School Drive.

CASE NO. 23-20 – The applicant, Nathan Jay, is requesting a variance to the Zoning Ordinance, No. 310, ARTICLE XI, SECTION 310-75, SUBSECTION C, PARAGRAPH 8; and ARTICLE XXI, SECTION 310-128, TABLE A, for a proposed garage located in front of the leading edge of the primary structure and that encroaches on the required 40’ right-of-way setback by approximately 30’ and left side setback by approximately 5’, on property located at 2406 Sherwood Avenue in a Residential B (RB) zoning district.

 CASE NO. 23-21 – The applicants, Renee & Pete Pivaronas, are requesting a variance to the Zoning Ordinance, No. 310, ARTICLE X, SECTION 310-59, SUBSECTION E, for a proposed garage that encroaches on the required 35’ side setbacks by approximately 11’ and 31’, on property located at 2502 Wildwood Road in a Neighborhood Commercial (NC) zoning district.
