Land Development Applications



The following is a list of Land Development applications that are currently under review with the Township.  Individual building permits, or building permit applications have not been included on the list.  To request information regarding any of the following applications, please contact the Land Development Office at (412) 486-0400 ext. 1307.  Please see below for a list of variance applications currently under review.

19-02 Giza - Eat 'N Park Subdivision/Lot Consolidation

The applicants are seeking approval to reconfigure the shared property line between the lots located at 5143 Route 8 (Eat 'N Park) and 5154 North Pioneer Road in a Highway Commercial (HC) zoning district. 

This application will be reviewed by the Planning Commission on Monday, July 8, 2019 at 7:30 pm, and by Township Council on Wednesday, August 14, 2019 and Wednesday, August 28, 2019 at 7:30 pm. 

19-03 Uhl Contractor's Storage Yard Revised Site Plan

The applicant is proposing to add a 10,000 square foot storage building to the property located at 4537 Wildwood Sample Road in an LI zoning district, which is the site of the previously approved Uhl Contractor's Storage Yard Site Plan (16-08). Site modifications will also include improvements to the existing driveway and stormwater management facility, as well as the installation of the required landscaping.

This application will be reviewed by the Environmental Advisory Council on Monday, May 7, 2019 at 7:00 pm, by the Planning Commission on Monday, May 13, 2019 at 7:30 pm, and by Township Council on Wednesday, July 10, 2019 and Wednesday, July 24, 2019 at 7:30 pm.

19-04 Wildwood Golf Club Revised Site Plan

The applicant is proposing to install four paddleball courts and other improvements to property located at 2195 Sample Road (Wildwood Golf Club) in a CB zoning district.  Site modifications will also include improvements to the existing tennis hut, landscaping, lighting, and parking.  

This application will be reviewed by the Environmental Advisory Council on June 3, 2019 at 7:00 pm, by the Planning Commission on June 10, 2019 at 7:30 pm, and by Township Council on July 10, 2019 and July 24, 2019 at 7:30 pm.  A variance request has been filed to the Township's Zoning Hearing Board regarding the height of the fence surrounding the courts, which will be heard on June 25, 2019 at 7:30 pm.  

19-05 Crown Castle Non-Tower Wireless Facility Conditional Use

The applicant is requesting to install a new utility pole with a small non-tower wireless communication structure within the Haberlein Road public right-of-way at 2995 Haberlein Road, a conditional use in the Residential B (RB) zoning district.

This application will be reviewed by the Planning Commission on July 8, 2019 at 7:30 pm and by Township Council on August 14, 2019 at 7:30 pm.  A Public Hearing regarding this application will be held at the August 14, 2019 Council Meeting at 7:30, with a possible decision on the application to follow that evening.

19-06 Roice Executive Building Revised Site Plan

The applicant, Roice Construction Co., is proposing to redevelop the existing vacant building located at 4678 Route 8 in a Highway Commercial (HC) zoning district (site of the previously approved Roice Construction RSP, 15-03).  Improvements will include renovations to the building to convert it to a retail use, site grading, construction of new parking areas, installation of stormwater management, as well as other site improvements.  The current structure does not meet front setback requirements for an HC zoning district and is classified as existing non-conforming.   

This application will be reviewed by the Environmental Advisory Council on July 1, 2019 at 7:00 pm, by the Planning Commission on July 8, 2019 at 7:30 pm, and by Township Council on August 14, 2019 and August 28, 2019 at 7:30 pm.

Variance Applications

THE ZONING HEARING BOARD WILL CONDUCT A PUBLIC HEARING ON TUESDAY, JULY 23, 2019 AT 7:30 PM, AT THE MUNICIPAL BLDG. TO HEAR THE FOLLOWING CASES:

CASE NO. 19-09 – The applicant, Beth Klaas, is requesting an interpretation and a determination appeal regarding an existing home-based day care business on property located at 3925 Mount Royal Blvd.

CASE NO. 19-12 – The applicant, Brian Bernard/Caveman Signs, is requesting a variance to the Zoning Ordinance, No. 310, under ARTICLE 310-87, SECTION B, SUBSECTION 1, for a dynamic display sign that is proposed to be more than 25% of the actual copy and graphic area of the freestanding sign, on property located at 2401 Ferguson Road.

CASE NO. 19-13 – The applicants, John and Susan Wisneski, are requesting a variance to the Zoning Ordinance, No. 310, under SECTION 310-75, SUBSECTION C, PARAGRAPH 8, for a proposed shed located in front of the leading edge of the primary structure, on property located at 2706 Clearview Road.

CASE NO. 19-14 – The applicants, Tod Herchenroether and Denise Balason, are requesting a variance to the Zoning Ordinance, No. 310, under TABLE A, for a proposed addition that encroaches on the required side yard setback by approximately 4.75’, on property located at 3210 Fox Run Road.

CASE NO. 19-15 – The applicant, Jody Neiswonger, is requesting a variance to the Zoning Ordinance, No. 310, under SECTION 310-75, SUBSECTION C, PARAGRAPH 8, for a proposed shed located in front of the leading edge of the primary structure, on property located at 4900 Ottawa Court.
