Land Development Applications



The following is a list of Land Development applications that are currently under review with the Township.  Individual building permits, or building permit applications have not been included on the list.  To request information regarding any of the following applications, please contact the Land Development Office at (412) 486-0400 ext. 307.  Please see below for a list of variance applications currently under review.

18-06 Windmont Farms Preliminary Planned Residential Development

The applicant is proposing to develop approximately 63 acres off of S. Pioneer Road as a Planned Residential Development (PRD) in an RB zoning district.  The proposed development will consist of 12 duplexes and 40 single family houses for a total of 64 units.  A variance request will be submitted to the Township's Zoning Hearing Board requesting relief from Zoning Ordinance requirements for replacement trees.  A public hearing is required.  Should final approval be granted, the zoning map will be amended to a PRD-B classification for the property.

*Update 10/5/18* - The applicant has granted an extension and requested to be tabled off of Council's agenda for the month of October.  The Public Hearing that was previously scheduled for October 10, 2018 will be rescheduled for the November 14, 2018 Council meeting.

This application will be reviewed by the Environmental Advisory Council on Monday, November 5, 2018 at 7:00 pm, by the Planning Commission on Tuesday, November 13, 2018 at 7:30 pm, by the Zoning Hearing Board on Tuesday, October 23, 2018 at 7:30 pm, and by Township Council on November 14, 2018 and November 28, 2018 at 7:30 pm.  A public hearing will be held at the Council meeting on November 14, 2018 at 7:30 pm.

  • 10-2-18: Regulated Waterways Investigation Report, Phase 1 Environmental Site Assessment, revised site layout sheet
  • 10-5-18: Revised PRD Narrative
  • 10-8-18: Revised plan submission, revised Post Construction Stormwater Management Report, revised Geotechnical Report, revised narrative/comment response letter

Variance Applications

The following is a list of variance applications currently on the schedule for review with the Zoning Hearing Board.  To request information regarding any of the following applications, please contact the Land Development Office at (412) 486-0400 ext. 307.

No new variance applications were submitted in the month of October.  

As such, the November meeting of the Zoning Hearing Board has been cancelled.
