Land Development Applications
The following is a list of Land Development applications that are currently under review with the Township. Individual building permits, or building permit applications have not been included on the list. Please see below for a list of variance applications currently under review.
19-08 - 3940 Middle Road Interior-Only Conditional Use
The applicants, Amy & Barney McGinley, are requesting conditional use approval to establish a second location of their existing jewelry repair and retail sales business, as well as to open a sit-down cafe called the Three Little Birds Cafe & Juice Bar on the property located at 3940 Middle Road (formerly known as "The Quilt Shop"). No exterior site or building changes are proposed.
This application will be reviewed by the Planning Commission on November 12, 2019 at 7:30 pm, and by Township Council on December 4, 2019 and December 18, 2019 at 7:30 pm. A public hearing will be held at the December 4, 2019 Council meeting.
19-09 - Windmont Farms Final PRD
The applicant is seeking final approval for a planned residential development containing 69 total units (40 single-family homes, 28 duplex units, and one existing historic home) situated on approximately 63.4 acres in an RB zoning district, on property located at 2716 W. Hardies Road / Chalfant Lane. In the preliminary approval phase Township Council set numerous conditions that must be addressed before receiving final approval. Should final approval be granted, the zoning map will be amended to a PRD-B classification for the property.
This application will be reviewed by the EAC on December 2, 2019 at 7:00 pm, by the Planning Commission on December 9, 2019 at 7:30 pm, and by Township Council on December 4, 2019 and December 18, 2019 at 7:30 pm.
- 10/9/19 - Application & Plans (Post Construction Stormwater Management Reports, Hydrogeological Report, Geotechnical Investigation, Chapter 102 General NPDES Permit Authorization, Chapter 105 General Permit Acknowledgement, Grading plot plan for each lot, plot plan for each lot, narrative)
- 11/8/19 - Response letters from Sheffler & Co. to the various Township staff/engineer review letters
- 11/12/19 - Revised plan set, revised stormwater report, and lot consolidation plan
19-10 Rice Simple Subdivision
The applicant is proposing to subdivide an existing lot on McCully Road containing a single-family dwelling in a Residential A (RA) zoning district. The subdivision will create a new lot on the existing Burke Lane, a private road on McCully Road that services the existing home. The new home will have frontage on Burke Lane, not McCully Road.
This application will be reviewed by the EAC on December 2, 2019 at 7:00 pm, by the Planning Commission on December 9, 2019 at 7:30 pm, and by Township Council on January 8, 2020 and January 22, 2020 at 7:30 pm.

THE ZONING HEARING BOARD WILL CONDUCT A PUBLIC HEARING ON TUESDAY, NOVEMBER 26, 2019 AT 7:30 PM, AT THE MUNICIPAL BLDG. TO HEAR THE FOLLOWING CASES:
CASE NO. 19-27 – The applicant, Daniel L. Simms, is requesting a variance to the Zoning Ordinance, No. 310, SECTION 310-75, SUBSECTION C, PARAGRAPH 8, for a proposed detached garage located in front of the leading edge of the primary structure on property located at 3284 Cedar Run Road.
