The applicant is proposing to develop approximately 63 acres off of S. Pioneer Road as a Planned Residential Development (PRD) in an RB zoning district. The proposed development will consist of 12 duplexes and 40 single family houses for a total of 64 units. A variance request will be submitted to the Township's Zoning Hearing Board requesting relief from Zoning Ordinance requirements for replacement trees. A public hearing is required. Should final approval be granted, the zoning map will be amended to a PRD-B classification for the property.
*Update 10/5/18* - The applicant has granted an extension and requested to be tabled off of Council's agenda for the month of October. The Public Hearing that was previously scheduled for October 10, 2018 will be rescheduled for the November 14, 2018 Council meeting.
This application will be reviewed by the Environmental Advisory Council on Monday, October 1, 2018 at 7:00 pm, by the Planning Commission on Monday, October 8, 2018 at 7:30 pm, by the Zoning Hearing Board on Tuesday, August 28, 2018 at 7:30 pm, and by Township Council on November 14, 2018 and November 28, 2018 at 7:30 pm. A public hearing will be held at the Council meeting on November 14, 2018 at 7:30 pm.

THE ZONING HEARING BOARD WILL CONDUCT A PUBLIC HEARING ON TUESDAY, OCTOBER 23, 2018 AT 7:30 PM, AT THE MUNICIPAL BLDG. TO RENDER DECISIONS ON THE FOLLOWING CASES:
CASE NO. 18-13 – The applicant, Crossgates Inc., is requesting a variance to the Zoning Ordinance, No. 310, under ARTICLE IX, and SUBSECTION 61, PARAGRAPH F (2a) and (5b), for relief from the required number of replacement trees for the Windmont Farms Preliminary Planned Residential Development application, on property located at 2716 W. Hardies Road / Chalfant Drive.
CASE NO. 18-16 – The applicant, David Horne, is requesting a variance to the Zoning Ordinance, No. 310, under TABLE A, for a shed that encroaches in the 10’ minimum side yard setback by approximately 7’ on property located at 4246 Forest Glen Drive.
CASE NO. 18-17 – The applicants, Ray and Kathy Sutes, are requesting a variance to the Zoning Ordinance, No. 310, under SECTION 310-72, SUBSECTION D, for a front yard fence that exceeds the 4’ height limit by approximately 1’9” on property located at 2467 Oakhill Road.
