The applicant is proposing to develop approximately 63 acres off of S. Pioneer Road as a Planned Residential Development (PRD) in an RB zoning district. The proposed development will consist of 12 duplexes and 40 single family houses for a total of 64 units. A variance request will be submitted to the Township's Zoning Hearing Board requesting relief from Zoning Ordinance requirements for replacement trees. A public hearing is required. Should final approval be granted, the zoning map will be amended to a PRD-B classification for the property.
*Update* The applicant has requested a continuance of the public hearing that was originally scheduled for August 8, 2018 and requested that the application be tabled off the EAC and PC agendas for August and September.
This application will be reviewed by the Environmental Advisory Council on Monday, October 1, 2018 at 7:00 pm, by the Planning Commission on Monday, October 8, 2018 at 7:30 pm, by the Zoning Hearing Board on Tuesday, August 28, 2018 at 7:30 pm, and by Township Council on October 10, 2018 and October 24, 2018 at 7:30 pm. A public hearing will be held at the Council meeting on October 10, 2018 at 7:30 pm.

THE ZONING HEARING BOARD WILL CONDUCT A PUBLIC HEARING ON TUESDAY, AUGUST 28, 2018 AT 7:30 PM, AT THE MUNICIPAL BLDG. TO HEAR THE FOLLOWING CASE:
CASE NO. 18-13 – The applicant, Crossgates Inc., is requesting a variance to the Zoning Ordinance, No. 310, under ARTICLE IX, and SUBSECTION 61, PARAGRAPH F (2a) and (5b), for relief from the required number of replacement trees for the Windmont Farms Preliminary Planned Residential Development application, on property located at 2716 W. Hardies Road / Chalfant Drive.
CASE NO. 18-14 – The applicant, Todd Githens, is requesting a variance to the Zoning Ordinance, No. 310, under TABLE A, for detached garage that would encroach on the required 15’ side setback by approximately 12’ on property located at 2983 Haberlein Road.
CASE NO. 18-15 – The applicant, Kurt Henzler, is requesting a variance to the Zoning Ordinance, No. 310, under SECTION 310-75 C(8), and SECTION 310-60 B(2) for a barn that would exceed the 20’ overall height limit for accessory structures by approximately 10’ and would be located partially in front of the leading edge of the primary structure, on property located at 2823 E. Elfinwild Road.
