Land Development Applications



The following is a list of Land Development applications that are currently under review with the Township.  Individual building permits, or building permit applications have not been included on the list.  To request information regarding any of the following applications, please contact the Land Development Office at (412) 486-0400 ext. 1327.  Please see below for a list of variance applications currently under review.

19-10 Rice Simple Subdivision

The applicant is proposing to subdivide an existing lot on McCully Road containing a single-family dwelling in a Residential A (RA) zoning district.  The subdivision will create a new lot on the existing Burke Lane, a private road on McCully Road that services the existing home.  The new home will have frontage on Burke Lane, not McCully Road.

This application will be reviewed by the EAC on December 2, 2019 at 7:00 pm, by the Planning Commission on December 9, 2019 at 7:30 pm, and by Township Council on March 11, 2020 and March 25, 2020 at 7:30 pm.


19-11 Klaas Zoning Text Amendment

The applicant, Beth Ann Klaas, is proposing a Zoning Text Amendment, which would revise the Zoning Ordinance to allow home-based daycares in residential zoning districts to care for up to 12 children under the age of 16 provided certain criteria is met.  The current Zoning Ordinance limits home-based daycares to no more than 6 children at one time, on property located at 3925 Mt. Royal Blvd.

This application will be reviewed by the Planning Commission on January 13, 2020 at 7:30 pm.  A Public Hearing will be held on January 22, 2020 at 7:30 pm prior to the regularly scheduled Council meeting.  The application will be reviewed by Council on March 11, 2020 and March 25, 2020 at 7:30pm.


20-01 Eat’n Park Revised Site Plan/Conditional Use/Lot Line Revision

The applicant is proposing to redevelop the site of the existing Eat ‘N Park restaurant, located at 5143 Route 8 in an HC zoning district. The project would revise the location of the shared lot lines with the property to the northwest, also zoned HC, and would cover numerous site improvements, including the construction of a new restaurant building to replace the existing Eat ‘N Park, a revised parking layout, the installation of a drive-thru lane for take-out orders, and other required site improvements.

This application will be reviewed by the EAC on March 2, 2020 at 7:00 pm and by the Planning Commission on March 9, 2020 at 7:30 pm.  A Public Hearing will be held in regard to the Conditional Use application on April 8, 2020 at 7:30 pm prior to the regularly scheduled Council meeting.  The application will be reviewed by Township Council on April 8, 2020 and April 22, 2020 at 7:30 pm.

20-02 North Park Sports Complex Conditional Use

The applicant, PCG Acquisitions LLC, is requesting to add a second approved use for “convention/rental space” to the previously approved “commercial recreation” use at the North Park Sports Complex, located at 2330 Wildwood Road in a Light Industrial (LI) zoning district, in order to hold periodic home/trade shows in a portion of the existing dome structure.  

Groups of two or more businesses on one site with shared parking may only be permitted if granted as a conditional use by Township Council.  Additionally, although “convention/rental space” is not specifically listed as an allowable use in the LI zoning district, it may be granted as a conditional use if Council finds it to be similar to and compatible with adjacent (or surrounding) existing and permitted uses.  

This application will be reviewed by the Planning Commission on March 9, 2020 at 7:30 pm.  A Public Hearing will be held on April 8, 2020 at 7:30 pm prior to the regularly scheduled Council meeting.  The application will be reviewed by Township Council on April 8, 2020 and April 22, 2020 at 7:30 pm.

20-03 Sheetz Revised Site Plan

The applicant, Sheetz, Inc., is proposing to redevelop the site of the existing Sheetz gas station and convenience store, located at 5300 Route 8 in an HC zoning district.  The project would include a major remodel of the existing store interior, including the replacement of the sidewalks and pavement, as well as two small additions.  The applicant will be required to demonstrate compliance with all typical non-residential development standard, including parking, traffic layout, landscaping, bufferyard, and lighting.

This application will be reviewed by the EAC on March 2, 2020 at 7:00 pm, by the Planning Commission on March 9, 2020 at 7:30 pm, and by Township Council on April 8, 2020 and April 22, 2020 at 7:30 pm.

Variance Applications

THE ZONING HEARING BOARD WILL CONDUCT A PUBLIC HEARING ON TUESDAY, FEBRUARY 25, 2020 AT 7:30 PM, AT THE MUNICIPAL BLDG. TO HEAR THE FOLLOWING CASES:


CASE NO. 20-02 – The applicant, Robert Brash, is requesting a variance to the Zoning Ordinance, No. 310, SECTION 310-59, SUBSECTION E, for a proposed monument sign that that encroaches on the required 10’ side setback by approximately 3’, on property located at 4678 Route 8. - THIS HAS BEEN TABLED UNTIL FURTHER NOTICE

CASE NO. 20-03 – The applicant, Doug Obenrader, is requesting a variance to the Zoning Ordinance, No. 310, SECTION 310-89, SUBSECTION D, PARAGRAPH 1, for a wall sign that is proposed to be located on a wall surface that does not abut an arterial roadway, on property located at 4678 Route 8.

CASE NO. 20-04 – The applicants, Ken and Joanne Sharer, are requesting a variance to the Zoning Ordinance,  No. 310, SECTION 310-60, SUBSECTION B, PARAGRAPH 2, for a proposed detached garage that would exceed the maximum height limit by approximately 2.5’, on property located at 3383 Wagner Road.

THE UCC BOARD OF APPEALS WILL CONDUCT A PUBLIC HEARING ON MONDAY, FEBRUARY 10, 2020 AT 7:00 PM, AT THE MUNICIPAL BLDG. TO HEAR THE FOLLOWING CASES: 

CASE NO. 20-01 - The applicant, Sheetz, Inc., is requesting a variance to Township Ordinance No. 564, Section 904.2, requiring an automatic fire suppression system (sprinklers) for commercial buildings larger than 5,000 square feet on property located at 5300 Route 8 in a Highway Commercial (HC) zoning district.
